At Estep Builders we walk alongside you from the very beginning — listening to your goals, helping you shape the design, and making sure your home reflects your lifestyle. To provide full transparency and peace of mind throughout the process, we build under a Fixed Price Contract. This means that once your home is fully designed and specified, you will know the total cost of construction before we ever break ground. There are no surprise charges or unexpected cost increases, allowing you to move forward with clarity and confidence.

To begin any custom build, we require a signed Pre-Construction Agreement. This agreement includes a retainer, which is fully credited toward your final construction contract. It allows us to dedicate the necessary time and resources to your project while ensuring mutual commitment. Through this agreement, we provide valuable pre-construction services including custom plan development or modification, a full site evaluation, detailed budgeting, material planning, initial selections coordination, and preparation for permitting and scheduling. This is a critical phase that sets the tone for a smooth and successful build. By the time your construction contract is signed, every detail is thought through, and your budget is clearly defined — giving you a professional and seamless building experience from start to finish

Fixed Price Contract

A Fixed Price Contract is a construction agreement where the total cost of building your home is determined and agreed upon before construction begins. This means you’ll know exactly what your home will cost — including materials, labor, project management, and allowances — all up front, with no hidden fees or surprise charges during the build. At Estep Builders, we believe this approach creates transparency, builds trust, and protects your investment.


Once your plans, selections, and site details are finalized through our Pre-Construction Agreement, we prepare a detailed construction contract that locks in your pricing. This allows you to move forward confidently, knowing that your budget won’t shift unexpectedly as long as the scope of work remains the same. Should you choose to make changes during construction, those would be addressed separately through clear and documented change orders.

It establishes a working relationship and ensures that we can fully dedicate our time and resources to developing your project with accuracy and care. During this phase, we work closely with you to finalize or modify your floor plan, conduct a site evaluation to assess buildability, and begin the detailed budgeting process based on your preferences, selections, and allowances. We also assist with early design coordination, material planning, permitting preparation, and the scheduling framework for your build. This agreement ensures both parties are committed to the project and sets the stage for a successful, well-organized construction process. Selections Stage 1: The Essentials


These decisions lock in the exterior and structural features that allow us to dry in the home and continue with interior rough-ins.

Selections Include:

  • Exterior Finishes (siding, trim, brick, stone, roofing)
  • Windows & Exterior Doors
  • Bathtubs & Plumbing Fixtures (for delivery timing and installation efficiency)
  • Kitchen Appliances (critical for cabinet & mechanical layout)

These items are needed early in construction to close up the house and coordinate rough-ins. Making these decisions upfront helps avoid costly delays and design changes down the line.

Selections Stage 2: Core Interiors


This phase focuses on the foundational interior finishes that are ordered early and have longer lead times.

Selections Include:

  • Cabinetry (kitchen, baths, laundry)
  • Countertops (granite, quartz, marble, etc.)
  • Interior Doors & Trim Packages
  • Flooring (hardwoods, LVP, carpet)
  • Decorative Tile (showers, backsplash, accents)

Items like cabinetry and countertops often require site visits and templates. Flooring and tile choices determine material ordering and layout decisions during framing and rough-ins.

Selections Stage 3: Final Touches


The finishing phase where the personality of your home comes to life.

Selections Include:

  • Lighting Fixtures (interior & exterior)
  • Interior Paint Colors & Stain
  • Hardware (cabinet pulls, door knobs, bath accessories)

These are the last materials installed but must be selected in advance for timely ordering and smooth finishes. This phase ensures your home reflects your exact style.
